Merry Christmas from all of us at Check 4 Houses

As 2015 draws to a close, here at Check 4 Houses we wanted to take the opportunity to say Merry Christmas and thank you to all our customers that have made 2015 another record breaking year for us.

During the past 12 months we have sold over 85 properties – that’s 21% more than last year – from our local areas of Fleet, Farnborough and Basingstoke and as far afield as Essex, Southampton and London.  We pride ourselves on our combination of the experience and knowledge of a traditional estate agent with the flexibility and advantages of the modern internet and specialise in the sale of residential property in Hampshire, Surrey, Berkshire and across the rest of England.

In total we have saved our clients over £280,000 in agency commission fees by selling homes from as little as £499 or 0.5%+ VAT, delivering an average saving of well over £3,700 for each client when compared to standard agency fees.  Our record saving for the year was over £12,631 for a house we sold with an asking price of £735,000 for just £499 + VAT.  That certainly gave our client a few extra pounds to spend on their new home!

The property market continued to show growth, particularly around the areas of Fleet, Farnborough and Basingstoke with prices rising as supply continues to outstrip to demand, allowing us to deliver even greater savings to our customers.  We sold one house without even advertising it due to the interested buyers already registered with us.  However the longest sale took almost 12 months due to delays and problems in the chain – showing just how important it is to select the right estate agent that can help support you through what can be a difficult and stressful process.

Hart remains the most desirable place to live in the UK

Our local area of Hart district has been selected as the top place to live in the UK for the fifth year in a row.

According to the annual Halifax survey, Fleet and its surrounding towns and villages scored highly on a range of factors including life expectancy, employment and crime rates – even hours of sunshine when compared to other places across the UK.  More than 97% of our residents say they are in good health and the average weekly wage is £839 – one third more than the UK average of £629.  Employment rates are also high, with 80% of 16 to 64 year olds in work.  Life expectancy is the joint highest in the UK, with men typically living to the age of 82 and women living to 86.

Winchester in Hampshire also appeared in the top five places to live, alongside Elmbridge in Surrey, Rutland in the East Midlands and Chiltern in Buckinghamshire.  The survey analyses data from a variety of sources including the Office for National Statistics and the Met Office.

Government says it wants to encourage online estate agents

As part of a new initiative to boost competition and bring down bills for families the Government has said that it wants to encourage online only estate agents.

The new Treasury paper, which will be followed by a consultation in the new year, includes a section headed “Injecting innovation into the process of home buying”.

The text says: “The Government wants to inject innovation into the process of home buying, ensuring it is modernised and provides consumers with different – and potentially quicker, simpler and cheaper – ways to buy and sell a home.

“Encouraging new business models (for example, online only estate agents) is key to enhancing price competition in the real sector.”

The paper also goes on to highlight the significant costs consumers incur from property transactions that fall through after money has been spent on legal fees and surveys, as well as express concern about the cost of legal services.  The consultation will include evaluation of ways to make it “easier for businesses such as supermarkets and estate agents” to offer services such as conveyancing, probate and litigation and making the entire legal process “more transparent and efficient”.
