Have your say on the future of Fleet in the Fleet Neighbourhood Plan Consultation

The Fleet Neighbourhood Plan Pre-Submission Questionnaire is now open for comments until 15 June 2018. It provides local residents of Fleet with the opportunity to have your say on planning policies that will shape future development in the local area.

Neighbourhood plans are important documents which carry legal weight. Once approved, the policies contained are used to decide whether planning applications are approved. They should ensure that a community gets the right types of development, in the right places.

Over many months, a group of volunteers and Fleet Town Councillors have been developing a draft version of a Fleet Neighbourhood Plan with input from local organisations and voluntary groups.

Open for consultation

Fleet Town Council have now opened a consultation on a Pre-Submission version of the Fleet Neighbourhood Plan. It is a chance for all Fleet residents to comment on the draft and the important local issues contained in it.

You can comment on three key areas:

  1. Ensuring the Vibrancy and Vitality of the Town Centre

Fleet’s population is growing, placing increased demand on the town centre to provide cultural and leisure facilities. The Town Centre part of the Plan presents a vision for a vibrant “Civic Quarter”. This will provide the facilities needed for local residents and attract visitors to the area.

  1. Conserving our local area

All areas of the country have been tasked with building more housing in order to cater to growing demand. The Fleet Neighbourhood plan proposes that any new development within the Fleet Town Council area, and in the Conservation Areas, needs to be sympathetic to the local character in scale, style and density.

3. Protecting our green spaces

Fleet’s green spaces are a huge asset to residents. The Fleet Neighbourhood Plan looks at how to protect and enhance green spaces and the woodland nature of the area.

Online questionnaire ready for completion

A questionnaire has been produced for residents to complete. It includes a summary of the policies that are being proposed and asks residents to agree or disagree. You can read the complete version of the Pre-Submission Fleet Neighbourhood Plan on the Council website or view a hard copy. Hard copies are available in the Fleet Town Council Offices, Fleet Library or at The Harlington.

Hard copies of the questionnaire should be returned to Fleet Town Council, The Harlington, 236 Fleet Road, Fleet, GU51 4BY.

The consultation closes on 15th June 2018 so you still have a few weeks to have your say.

Help! What to do when your property buyer pulls out

Selling your property can be a stressful process. Even when you have accepted an offer, you can’t rest easy. Existing rules mean that prospective buyers can change their minds and pull out at any point until contracts are exchanged. This can leave you financially out of pocket – with solicitor’s fees – particularly on any property you might be looking to buy on the back of your sale, as well as with significant stress and heartache. They don’t even have to give you a reason why.

If you are the one that receives that dreaded phone call, here’s what to do when your buyer pulls out:
  1. Don’t panic

    Selling your property is stressful and emotional. When a buyer pulls out it is frustrating. But it isn’t the end of the world. If they weren’t committed to the purchase then ultimately it is better to find out sooner rather than later.

  2. Ask your estate agent why

    The buyer is under no obligation to give you a reason – but out of courtesy, most will if they can. Finding out their reason can be really helpful. For example, if it turns out to be something to do with a survey or a legal issue you can try and negotiate or at least be prepared for it to come up again with your next buyer. It may even be something you can rectify yourself or with the help of your solicitor.

    If it turns out to be a personal issue – such as a job or relationship change, then you can be safe in the knowledge that it wasn’t your fault. There was nothing you could have done to change the situation and no reason to believe it would happen again.

  3. Talk to your estate agent about what next

    Usually, your estate agent will get your property straight back on the market, reactivating it on Rightmove, Zoopla etc. They will also ring round any other previously interested parties to let them know the property is re-available and to see if they are still interested or in a position to move forwards.

    If you were planning to purchase a property on the back of your sale your estate agent should advise their estate agents about what has happened. They will ask them to be patient and do everything on your behalf to try and ensure you don’t lose the property you wanted.

  4. Be patient

    It’s easy to say – and much harder to do. But rest assured that a professional estate agent will be as keen to sell your property as you are. They will work hard to ensure your sale gets back on track and is ready to proceed again asap.
