Have your say on the future of Fleet in the Fleet Neighbourhood Plan Consultation

The Fleet Neighbourhood Plan Pre-Submission Questionnaire is now open for comments until 15 June 2018. It provides local residents of Fleet with the opportunity to have your say on planning policies that will shape future development in the local area.

Neighbourhood plans are important documents which carry legal weight. Once approved, the policies contained are used to decide whether planning applications are approved. They should ensure that a community gets the right types of development, in the right places.

Over many months, a group of volunteers and Fleet Town Councillors have been developing a draft version of a Fleet Neighbourhood Plan with input from local organisations and voluntary groups.

Open for consultation

Fleet Town Council have now opened a consultation on a Pre-Submission version of the Fleet Neighbourhood Plan. It is a chance for all Fleet residents to comment on the draft and the important local issues contained in it.

You can comment on three key areas:

  1. Ensuring the Vibrancy and Vitality of the Town Centre

Fleet’s population is growing, placing increased demand on the town centre to provide cultural and leisure facilities. The Town Centre part of the Plan presents a vision for a vibrant “Civic Quarter”. This will provide the facilities needed for local residents and attract visitors to the area.

  1. Conserving our local area

All areas of the country have been tasked with building more housing in order to cater to growing demand. The Fleet Neighbourhood plan proposes that any new development within the Fleet Town Council area, and in the Conservation Areas, needs to be sympathetic to the local character in scale, style and density.

3. Protecting our green spaces

Fleet’s green spaces are a huge asset to residents. The Fleet Neighbourhood Plan looks at how to protect and enhance green spaces and the woodland nature of the area.

Online questionnaire ready for completion

A questionnaire has been produced for residents to complete. It includes a summary of the policies that are being proposed and asks residents to agree or disagree. You can read the complete version of the Pre-Submission Fleet Neighbourhood Plan on the Council website or view a hard copy. Hard copies are available in the Fleet Town Council Offices, Fleet Library or at The Harlington.

You can complete the questionnaire by clicking HERE.

If you are unable to complete the questionnaire online, you can complete a copy of the questionnaire which was included in the May ‘Town Talk’ Newsletter. You can also pick up a copy from the Public Exhibition at The Harlington (14 May – 15 June) or download a copy by clicking here. Hard copies of the questionnaire should be returned to Fleet Town Council, The Harlington, 236 Fleet Road, Fleet, GU51 4BY.

The consultation closes on 15th June 2018 so you still have a few weeks to have your say.

Adult alone looking stressed after property sale fallen through

Help! What to do when your property buyer pulls out

Selling your property can be a stressful process. Even when you have accepted an offer, you can’t rest easy. Existing rules mean that prospective buyers can change their minds and pull out at any point until contracts are exchanged. This can leave you financially out of pocket – with solicitor’s fees – particularly on any property you might be looking to buy on the back of your sale, as well as with significant stress and heartache. They don’t even have to give you a reason why.

If you are the one that receives that dreaded phone call, here’s what to do when your buyer pulls out:
  1. Don’t panic

Selling your property is stressful and emotional. When a buyer pulls out it is frustrating. But it isn’t the end of the world. If they weren’t committed to the purchase then ultimately it is better to find out sooner rather than later.

  2. Ask your estate agent why

The buyer is under no obligation to give you a reason – but out of courtesy, most will if they can. Finding out their reason can be really helpful. For example, if it turns out to be something to do with a survey or a legal issue you can try and negotiate or at least be prepared for it to come up again with your next buyer. It may even be something you can rectify yourself or with the help of your solicitor.

If it turns out to be a personal issue – such as a job or relationship change, then you can be safe in the knowledge that it wasn’t your fault. There was nothing you could have done to change the situation and no reason to believe it would happen again.

  3. Talk to your estate agent about what next

Usually, your estate agent will get your property straight back on the market, reactivating it on Rightmove, Zoopla etc. They will also ring round any other previously interested parties to let them know the property is re-available and to see if they are still interested or in a position to move forwards.

If you were planning to purchase a property on the back of your sale your estate agent should advise their estate agents about what has happened. They will ask them to be patient and do everything on your behalf to try and ensure you don’t lose the property you wanted.

  4. Be patient

It’s easy to say – and much harder to do. But rest assured that a professional estate agent will be as keen to sell your property as you are. They will work hard to ensure your sale gets back on track and is ready to proceed again asap.

At Check 4 Houses we have managed all sorts of property sales over the past 8 years.

Simple sales that sail through with offers accepted in less than 24 hours. Complex chains that finally complete after months of negotiations. Whatever happens along the way we support our clients with personal contact from start to finish and a reliable service.

It’s the reason Paul Hemmings started Check 4 Houses back in 2010. He recognised the notorious behaviour of many high street estate agents that sometimes complicated the selling or purchase of a property for customers. He wanted to create a flexible  service for customers that was as stress free as possible; offering a personal approach and a cost-effective pricing structure.

We are proud that this commitment to customer service still holds true today. Our latest happy customer Ms Leightley of Farnborough said just last month:

“From initial contact through to completion of the sale of my property Check 4 Houses gave me an honest professional service. Moving house can be a very stressful time however, Check 4 Houses made it as stress free as they possibly could for me. I would, and have, recommend Check4Houses to anyone wanting to sell their house.”

From our head office in Fleet we sell properties in Fleet, Farnborough, AldershotBasingstokeCamberleyYateleyFarnham and beyond. Check 4 Houses welcomes Government plans to raise standards in estate agency

Earlier this month the Housing Secretary Sajid Javid announced plans to regulate estate agents and implement new measures to assist the property buying and selling process.

At Check 4 Houses we welcome these plans. Our founder, Paul Hemmings, launched Check 4 Houses back in 2010. Paul recognised the notorious behaviour of some high street estate agents that complicated the house selling process. He wanted to create a professional, flexible and reliable service for customers that was as stress-free as possible; with a personal approach and a cost-effective pricing package.

A new professional era for estate agents

Under the new measures, all estate agents will be required to hold a professional qualification. Currently, anyone can set themselves up as an estate agent. This puts the public at risk from unscrupulous individuals. These changes should ensure that you can trust your property sale or purchase to an individual who is trained for the job, just as you would a surveyor or solicitor. Estate agents will also have to be transparent about the fees they receive for referring clients to solicitors, surveyors and mortgage brokers.

Changes to the house buying process

The Government also announced plans to improve the house buying and selling process through shortening delays and reducing stress. Measures include the use of voluntary reservation agreements to help prevent sales falling through and setting timelines for local authority searches so buyers get the information they need within 10 days. The Government is also setting up a working group to look at ways of speeding up the home buying and selling process by moving some of it online. Another working group will look at introducing new measures to compare conveyancers, to help you make an informed choice.

Providing a genuine, reliable and professional service for half the cost of a traditional high street agent

We are passionate about supporting our customers through the sometimes stressful process of selling their property. In our latest testimonial, Mr Lee says:

“I would highly recommend Check 4 Houses. From the first call of enquiry to final completion Paul and the team were very professional. They always kept in contact when required and were very helpful throughout. I would definitely use Paul and the team at Check 4 Houses again.”

Spring daffodils on a windowsill with a tea pot

6 ways to get your property ready to sell this spring

Photo credit: my little red suitcase on Visualhunt.com / CC BY

Spring has always been a busy time for the property market. With Christmas behind us, you might be keen to move before the summer.  Springtime marks the beginning of new life – and the beginning of new property moves too.

If you are thinking of selling your property this spring, there are things you can do to help improve its saleability. Buying a house is an emotional process, as well as a practical one. Buyers talk about ‘that feeling’ as they walk in the door. Here are 6 top tips to help your prospective buyers get ‘that feeling’ and ensure your house, flat or bungalow is under offer whilst the daffodils are still in bloom.

1. De-clutter your house

When you live in your house day-to-day, it can be easy to accumulate stuff. But prospective buyers want to see space. Your personal knick-knacks and photographs are important to you, but your prospective buyers need to see themselves living in your home. Think about what you can pack away ready for your move, or do without.

2. Clean

Redecorating your property before prospective buyers see it can be expensive. But it is amazing the difference a bit of elbow grease can make. A good deep clean on walls, skirting boards, surfaces, bathrooms etc can leave your home feeling fresher and even bigger. It can make it look and smell more inviting.

3. Tidy the garden

This time of year the garden can look drab. But a simple tidy up to ensure things are put away or stored neatly can enable prospective buyers to see the space you have available. Cut the grass if you can, or fix any fence panels that might have been damaged over the winter. If your budget allows, popping a few colourful bedding plants in pots or beds just before viewings start can make a big difference.

4. Fix the DIY

Tap dripping? Lightbulb need changing? Radiator need bleeding? You might not want to start spending lots of money on fixing any problems in your home just before you sell it. However, fixing minor issues that you can resolve can be worthwhile. Changing a lightbulb can transform a room that seems dark into a light filled space. Fixing a blind or curtain demonstrates a home which is well looked after – which inspires confidence in prospective buyers.

5. Fresh flowers

Fresh flowers might seem an expensive luxury but this time of year you can buy daffodils for just £1. Their cheerful yellow colour immediately brightens up any space and helps people feel happy and relaxed in your property. If daffodils aren’t your favourite then tulips, or any other flowers will have the same effect.

6. Light and fresh air

Whenever you can (when we’re not going through a spell of freezing weather!) open the windows and draw back the curtains to let light and fresh air in. During winter, it is natural to want to hibernate and keep the heat in. But buyers viewing your home in Spring will be looking forward to summer. Fresh air can encourage them to think of spending those warm summer months in your home.

At Check 4 Houses, we know that selling your property can be a stressful and emotional challenge, whatever time of year. We are here to help, offering personal contact from start to finish, from local property experts that know the towns and cities of FleetFarnborough, AldershotBasingstokeCamberleyYateley and Farnham inside out.  Our internet based approach means we can sell your home from just £599 or 0.5% +VAT – saving you thousands in agency fees.  Please give us a call for a no obligation valuation of your home on 01252 819725 or email info@check4houses.co.uk.

Yateley bids for neighbourhood status in Hart District Council public consultation

Yateley is a thriving town in North East Hampshire with a pretty village green. Complete with neighbouring areas Frogmore and Darby Green, it is home to over 20,000 local residents.

Yateley Town Council is currently seeking permission from Hart District Council for the whole area to be designated as a ‘neighbourhood area’. This will enable them to develop a Neighbourhood Plan for Yateley.

Neighbourhood plans help shape future development

Neighbourhood Plans are a hot topic at the moment. They are an important part of the development of our local area, particularly when it comes to planning. Hart District Council ran a consultation last year on their ‘Hart Local Plan: Strategy and Sites 2016 – 2032’ which looks at policies and sites for development for the next few years. Their latest version goes out to public consultation next month.

Developing a Neighbourhood Plan allows local communities to play a greater role in determining the future of their area. If approved and adopted they become a statutory document. They must be taken into account when planning applications are submitted either by individuals or developers. Areas such as Hartley Wintney have already developed their own neighbourhood plan and Yateley are looking to do the same.

Have your say

The consultation on Yateley’s application is open until 4pm on Monday 12 February. You can view the proposed area online, and submit comments by email to neighbourhoodplanning@hart.gov.uk or by post to Neighbourhood Planning, Corporate Policy, Civic Offices, Harlington Way, Fleet, Hampshire, GU51 4AE.

As local estate agents, we are proud to have helped customers in Yateley sell their properties over the past few years. One happy couple, Mr & Mrs Candlish said:

“Highly recommend these guys, after a very stressful time trying to sell our place with a popular local high street estate agent. We decided to ask Check Houses to sell our place. They were friendly, accommodating & professional.

They got the job done extremely quickly and we have exchanged in less than 3 months with limited fuss!

Check 4 Houses have reinstalled my trust in the process. They have made moving ‘this time’ a much more pleasurable experience! I cannot recommend them enough!”

At Check 4 Houses we are passionate about supporting people through the stressful and emotional challenge of selling their property.  We offer personal contact from start to finish, from local property experts that know the towns and cities of FleetFarnborough, AldershotBasingstokeCamberleyYateley and Farnham inside out.  Our internet based approach means we can sell your home from just £599 or 0.5% +VAT – saving you thousands in agency fees.  Please give us a call for a no obligation valuation of your home on 01252 819725 or email info@check4houses.co.uk.

House being built or having building work including loft extension - homebuild and renovate in progress

Should you renovate or relocate in 2018?

The start of a new year is always a time for new year’s resolutions and new beginnings. After a busy Christmas, you may be thinking that one of those new year’s resolutions should be about your home. Have you outgrown it? Is there simply not enough space for all those new toys? Or will you need more space for a new baby in 2018? The question is: do you need to renovate or relocate?

If you are in need of more space, then there are two key options: to renovate or relocate. It’s a common question that people face – you only need to watch the Kirstie & Phil series of ‘Love it or List it’ to see that.

Here are our top tips for answering this tricky question and investing your money wisely:

  1. Write down your reasons for thinking about moving or renovating – and ask anyone else in the household to do the same. Then compare. Is it simply more space you need? Or actually a new area as well? Do you still love the property you are in or not? Think about neighbours, access to work, schools etc. Is your current property able to be remodelled or not? You may need to get some expert help with this.
  2. Consult a local builder or architect to get some advice about what may, or may not be possible to do with your existing home. On the one hand, you might not realise what could be achieved. On the other, your ideas might be virtually impossible or prohibitively expensive. Also check out the Planning Portal online which has lots of useful information about what may or may not need planning permission, and can direct you to your local council for more information.
  3. Consider all the costs of moving. To renovate or extend can seem expensive and doesn’t always add significant value to your home. However, when you take into account the cost of stamp duty, solicitors, surveys, removals etc, moving can be an expensive option too. Make sure you have a realistic picture of the cost of both options.
  4. Get your current property valued, and have a look at what’s available on the market. Many of us love to look at Zoopla and Rightmove to see what we could get for our money. But until you have actually had your own property valued, it can be a pointless exercise. You need to have a fair idea of what your current home would sell for, to see if you could afford the extra space or new property that you desire. Most estate agents are happy to provide free valuations. Just make sure you get a valuation from at least three agents. This will give you a more realistic picture and enable you to make a better decision.
