6 ways to get your property ready to sell this spring

Spring has always been a busy time for the property market. With Christmas behind us, you might be keen to move before the summer.  Springtime marks the beginning of new life – and the beginning of new property moves too.

If you are thinking of selling your property this spring, there are things you can do to help improve its saleability. Buying a house is an emotional process, as well as a practical one. Buyers talk about ‘that feeling’ as they walk in the door. Here are 6 top tips to help your prospective buyers get ‘that feeling’ and ensure your house, flat or bungalow is under offer whilst the daffodils are still in bloom.

1. De-clutter your house

When you live in your house day-to-day, it can be easy to accumulate stuff. But prospective buyers want to see space. Your personal knick-knacks and photographs are important to you, but your prospective buyers need to see themselves living in your home. Think about what you can pack away ready for your move, or do without.

2. Clean

Redecorating your property before prospective buyers see it can be expensive. But it is amazing the difference a bit of elbow grease can make. A good deep clean on walls, skirting boards, surfaces, bathrooms etc can leave your home feeling fresher and even bigger. It can make it look and smell more inviting.

3. Tidy the garden

This time of year the garden can look drab. But a simple tidy up to ensure things are put away or stored neatly can enable prospective buyers to see the space you have available. Cut the grass if you can, or fix any fence panels that might have been damaged over the winter. If your budget allows, popping a few colourful bedding plants in pots or beds just before viewings start can make a big difference.

4. Fix the DIY

Tap dripping? Lightbulb need changing? Radiator need bleeding? You might not want to start spending lots of money on fixing any problems in your home just before you sell it. However, fixing minor issues that you can resolve can be worthwhile. Changing a lightbulb can transform a room that seems dark into a light filled space. Fixing a blind or curtain demonstrates a home which is well looked after – which inspires confidence in prospective buyers.

5. Fresh flowers

Fresh flowers might seem an expensive luxury but this time of year you can buy daffodils for just £1. Their cheerful yellow colour immediately brightens up any space and helps people feel happy and relaxed in your property. If daffodils aren’t your favourite then tulips, or any other flowers will have the same effect.

6. Light and fresh air

Whenever you can (when we’re not going through a spell of freezing weather!) open the windows and draw back the curtains to let light and fresh air in. Should you renovate or relocate in 2018?

The start of a new year is always a time for new year’s resolutions and new beginnings. After a busy Christmas, you may be thinking that one of those new year’s resolutions should be about your home. Have you outgrown it? Is there simply not enough space for all those new toys? Or will you need more space for a new baby in 2018? The question is: do you need to renovate or relocate?

If you are in need of more space, then there are two key options: to renovate or relocate. It’s a common question that people face – you only need to watch the Kirstie & Phil series of ‘Love it or List it’ to see that.

Here are our top tips for answering this tricky question and investing your money wisely:

  1. Write down your reasons for thinking about moving or renovating – and ask anyone else in the household to do the same. Then compare. Is it simply more space you need? Or actually a new area as well? Do you still love the property you are in or not? Think about neighbours, access to work, schools etc. Is your current property able to be remodelled or not? You may need to get some expert help with this.
  2. Consult a local builder or architect to get some advice about what may, or may not be possible to do with your existing home. On the one hand, you might not realise what could be achieved. On the other, your ideas might be virtually impossible or prohibitively expensive. Also check out the Planning Portal online which has lots of useful information about what may or may not need planning permission, and can direct you to your local council for more information.
  3. Consider all the costs of moving. To renovate or extend can seem expensive and doesn’t always add significant value to your home. However, when you take into account the cost of stamp duty, solicitors, surveys, removals etc, moving can be an expensive option too. Make sure you have a realistic picture of the cost of both options.
  4. Get your current property valued, and have a look at what’s available on the market. Many of us love to look at Zoopla and Rightmove to see what we could get for our money. But until you have actually had your own property valued, it can be a pointless exercise. You need to have a fair idea of what your current home would sell for, to see if you could afford the extra space or new property that you desire. Most estate agents are happy to provide free valuations. Just make sure you get a valuation from at least three agents. This will give you a more realistic picture and enable you to make a better decision.

Property market news: New Rightmove & Zoopla rules, overvaluing and the big vs local agent debate

The property market has been hitting the headlines recently and a number of interesting stories have got our attention.  Clearly there are current concerns about prices due to Brexit, but there are also good news stories around of local property hotspots.

New rules for selling your home on Rightmove & Zoopla

One story that caught our eye was the new Rightmove & Zoopla rules over relisting properties.  In an effort to combat unscrupulous activity in the property market by some estate agents both portals have now set tighter rules on re-listing homes.  In a practise called “portal juggling”, some agents were re-listing homes that have been on the market for a while to make them look new and bump them up the search rankings.  This could be done by taking a property off the market for just 14 days, but Rightmove have now increased this to 14 weeks.

We are huge supporters of this move as practises like ‘portal juggling’ is part of the reason we set Check 4 Houses up back in 2010.  Our founder Paul Hemmings recognised the notorious behaviour of some estate agents who appeared to be complicating the selling or purchase of a property for customers.  He wanted to create a flexible and reliable service for customers that was as stress free as possible; offering a personal approach to with a cost-effective pricing package to suit them.  We also strongly believe in not overvaluing properties.  Therefore we wouldn’t ever need to engage in practises such as portal juggling anyway.

Overvaluing costing homeowners thousands

This leads us on to another recent story reported in the Telegraph.  A new Which? study  found that 1 in 5 properties sold in England and Wales had been heavily reduced from the original asking price.  This is something we wrote about last year, in our post ‘Is the market declining or correcting?‘  A high valuation for your home may seem exciting and flattering.  But if it isn’t realistic it will only lead to disappointment and disillusionment.  We always offer a free property valuation with a realistic price as to what we think we can sell your home for.

The big vs local estate agent debate

A final story that caught our eye was this debate on the Homeowners Alliance website about whether big estate agency brands are better than local high street firms.  Their research using their EstateAgent4Me tool showed that home sellers could be missing out on thousands of pounds by opting for well-known estate agent chains rather than local options.  To get the best price for your home, those with a larger share of their local housing market were more likely to sell a property and to achieve the asking price.
