Enjoy some family fun at Fleet Carnival this weekend

This weekend sees the streets of Fleet transformed for the Fleet Carnival.  Carnival runs from Friday 30th June – Sunday 2nd July, with the Grand Procession on Saturday 1st July.

Underwater fun

2017 is the 62nd anniversary of the Fleet Carnival and the theme this year is ‘Under the Sea’ so expect to see plenty of starfish and seahorses on display.  2016 was a record year with 40 procession entries.  2017 could beat that with 35 entrants already registered, including local schools, charities and companies such as Everyone Active.  The people of Fleet have chosen Surrey and Hampshire Borders Riding for the Disabled as the nominated charity this year.  Procession entrants will have their buckets ready to collect donations along the route.

An action packed programme of events

As always the Carnival offers something for everyone.  Friday sees the opening of the Carnival at 5pm on Calthorpe Park playing fields.  An evening of fun fair and live music awaits.  Those visiting the marquee can take part in the family Bingo night.

On Saturday a full programme is on offer with stalls open from 10am – 5pm.  The Bar/Pimms tent and food stalls run even later until 9.30pm.  Enjoy live music throughout the afternoon from 3pm – 9.30pm.  The Kidszone is open from 12-5pm and the Baby show takes place at 11am.  If you think your little cutie is a winner then you’ll need to be at the Carnival marquee by 10.45am to complete the entry form and pay the £5 entry fee.  There are 4 categories available, from 3-18 months.

Sunday sees the dog show and car show take centre stage.  More live music and food is on offer, as well as the Maker’s Market and funfair.  The Maker’s Market will be situated in the Fleet Carnival Marquee on Calthorpe Park and will have over 40 stalls including Crafters, Quilters, Jewellers, Painters, Jams and Fudge. The music line up is yet to be confirmed but promises to have plenty of local talent on offer.

Feast yourself at Fleet Food Festival next weekend

On Sunday 28th May Fleet Food Festival returns for its fourth year with a mouth watering array of treats on offer.

Running from 10am-5pm, the Festival takes place on the Views in central Fleet and promises to be an action packed day for all the family.  New attractions for 2017 include a Wine Discovery Marquee and Afternoon Tea Tent.

A journey of wine discovery

There are three wine discovery sessions available, led by local wine expert Rebecca Dixon from Auriol Wines.  Options include a journey through Italy, an exploration of lesser known wine treasures and an in depth examination of Port.  Each session is £12 per head and must be booked in advance via the Food Festival website.

An indulgent afternoon tea

In the Indulgent Afternoon tea tent THE HOBO.CO will bring their legendary afternoon tea experience to the Fleet Food Festival.  Guests can indulge for a whole hour in the beautiful vintage themed and flower festooned marquee.  Visitors will enjoy a selection of dainty sandwiches, freshly baked scones with jam and clotted cream and sweet treats.  This will be accompanied by a signature sparkling cocktail and a choice of the finest teas from around the world.  Tickets are just £20 per person and must be booked in advance on the website.

Pickles, Paella, Pancakes and more

The festival also features all the popular attractions of previous years.  This includes the Pint’n’Pimms Tent, Market, Cookery Theatre, live music and children’s activities.  Masterclasses in the Cookery Theatre feature Gareth Jones from the Odiham Cake Company and Andrew Ryder, Head Chef & Owner of The Phoenix Inn in Hartley Wintney.  Gareth will be demonstrating delicious summer fruit tarts.  Andrew will be talking about provenance and seasonality, including cooking delicate Hampshire asparagus. The Market offers a chance to sample delights from 50 of our region’s best producers and makers.

Big Friendly Fun

Buttons Children’s Parties will be running some fantastic Big Friendly Giant themed fun in the children’s craft marquee.  Children can decorate their own BFG Dreamcatcher or make their own glittery Dream Jar.  They can also choose to create a dinner fit for a giant on a Giant Dinner Plate.

Entrance to this year’s festival is £2 per adult and £1 for age 16 and under.  ‘Babies in arms’ are free.  Parking is £1 all day in Fleet town centre car parks on Sundays and free in Hart Shopping Centre.

Have your say on the local Hart Development Plan by 9th June

Hart District Council have opened a consultation to enable residents to have their say on the Hart development plan.  This local plan will shape the future of Hart’s towns, villages and countryside.

Identifying sites for development

According to the Hart development plan, since 2011 5,304 homes have already been built or permitted.  Allowing for ‘windfalls’ from unidentified small sites, this means the council needs to plan for 4,591 new homes by 2032.  The council’s preference is to use brownfield (previously developed land) where possible.  Of the 4,591 homes required, 2,030 (44%) will be provided by ‘brownfield’ opportunities.  A new community of 1,500 homes will be built on the site of the former Pyestock National Gas Turbine Establishment (Hartland Village).  Extension of the Sun Park site adjacent to M3 Junction 4a will provide a further 320 homes.  The rest of the sites are expected to come from ‘greenfield’ land, including a new settlement of up to 1,800 new homes at Murrell Green.

Exhibitions and events

The council are running staffed exhibitions and drop in sessions at a variety of locations across the district.  These events are designed to give everyone a better understanding of the plan and the opportunity to talk to the council.  Dates include The Tythings in Yateley on 10 May and Hawley Leisure Centre on 15 May.  You can view a full list on the council website.  Leaflets have also been sent to all households and businesses in Hart.

Good luck to all the Fleet Half Marathon runners this weekend

This Sunday 19th March is the date for this year’s Fleet Half Marathon and we would like to wish all the amazing runners good luck for the event.

A new route for 2017

This year’s Fleet Half Marathon sees a new, revised course with a faster, flatter final 2 miles.  The event will also support a new local charity – Fleet Pond Society – helping to support the natural environment in Fleet.  Fleet Pond is the largest freshwater lake in Hampshire.  Along with the nature reserve that surrounds it, the Pond provides a haven for natural wildlife and an important part of our British heritage.

Runners this year will also benefit from more toilets within the park following runner feedback from last year.  All entrants are able to buy an official Brooks event t-shirt when they enter the race, as well as enjoy a medal, re-useable kitbag and other gift when they finish.

A new race partner

This year there is also a new race partner Everyone Active – the management company of the new Hart Leisure Centre opening in the next few weeks.  The much awaited grand opening is scheduled to take place on 1st April, giving local residents access to fantastic new facilities to enable us all to get out there and get active.

Do you know what you are signing? Always check the small print of the sales contract

The first few weeks of January have been super busy for us here at Check 4 Houses.  Paul has been out on lots of property valuations.  Clearly local people in Fleet, Farnborough and Aldershot are keen to maximise the Spring sales window.

We love getting out and about meeting people and supporting them on the journey of selling their property – which can be stressful.  We are often reminded, as we have been this week, that even just choosing which estate agent to use can be a real minefield.

On the one hand, the rise of online agents has brought greater competition into the estate agency market and helped to bring down prices.  On the other hand it seems to have led to increased confusion.  In the old days, perhaps you knew what you were getting.  But now with so many agents available, all with slightly different packages, it can be difficult to know which to choose.

Cutting through the clutter

At Check 4 Houses we do our best to make things simple.  We urge people to always check the small print of the sales contract.  Ask the questions about any nagging doubts and make sure you really understand what you are signing up for.  For example, many people do not realise they have signed in to long exclusivity deals, leaving them stuck with what they might feel is an underperforming agent for months.  In a property market such as ours that could cost you valuable time and money.  Some online agents (especially those advertising heavily on TV) might seem like they offer a great deal, but do you realise that you may have to do viewings yourself?  Some people might be very uncomfortable with this, having to deal with buyers directly.

No sale, no fee?

Another area of confusion is around ‘Buy now, pay later’ options.  For years the estate agency market was based on no sale, no fee.  You only paid an estate agent once your house sale had completed.  So if a sale fell though (which unfortunately it sometimes did), you hadn’t lost anything.  This gave you security that you were only paying the money to the agent when you had it – once the property had sold.  Then came online agents (including ourselves) offering much lower fees if you paid upfront.  “Pay just £499 now and save yourself thousands compared to standard agency fees.”  Of course there was a risk that the property wouldn’t sell and you would lose your money.  But for many people the risk was well worth taking based on the financial gain.  For example, we sold one property in Wokingham last year for £850,000.  The owners had decided to pay upfront and use our standard package.  As a result they saved themselves nearly £15,000 in fees.  A third option has now appeared with some agents suggesting that you can ‘Pay Later’, meaning that you can still take advantage of a low sale price without having to pay it up front.  However what some people don’t realise is that pay later does not mean pay once the property has sold.  If you change your mind and do not sell the property then you still have to pay the fees.  It isn’t the same as a no sale, no fee option, even if it might appear to be.

Knowing which way to turn

So how do you navigate this minefield if you are thinking of selling your property in 2017?  Here are our top questions to ask prospective agents:

  1. What is the fee and what is included?
  2. When do I have to pay the fee?
  3. Do you do accompanied viewings or do I have to?
  4. Does the fee include a For Sale board or not?
  5. Is there any limit on the number of photographs you take, or websites you will advertise my property on?
  6. Am I tied in to using any of your other services, such as an EPC, solicitor or mortgage broker?
  7. What happens if I change my mind?
  8. What is the notice period?
  9. Please can I read the full Terms & Conditions of the sales contract?

Asking these questions of each agent should ensure you have a level playing field to assess the agents on.  You can then choose the right one for you.

With Christmas Day fast approaching we wanted to wish you all a very Merry Christmas and a Happy New Year.

2016 has been another record year for us at Check 4 Houses thanks to our fantastic clients. Over the past 12 months we have saved them an astounding £286,000 when compared to standard agency fees. Get festive at Christmas markets and events across Surrey & Hampshire

With just over six weeks to go, Christmas is just around the corner. There are plenty of local Christmas markets and events to get you in the festive mood.

Christmas at The Meads on Saturday 12th November

Farnborough is one of the first to kick off its Christmas festivities on Saturday 12th November. Local X Factor stars Reggie ‘N’ Bollie will be switching on the Christmas lights as part of an afternoon of free family fun and activities from midday to 4pm. Santa and his elves will also be making a special appearance.

A second Farnborough event sees Father Christmas himself arrive at the Princes Mead shopping centre to switch on the festive lights at 4.30pm on Saturday 26 November. Joining Santa will be the stars of the Princes Hall’s panto, Sleeping Beauty, plus there will be free children’s entertainment all day. There will be a free Santa’s grotto at the shopping centre every weekend from Sunday 27 November to Christmas, from 11am to 3.30pm.

Winchester Christmas market celebrates its 10th anniversary

This year marks the 10th anniversary of the Winchester Christmas Market. It is now recognised as one of the best in Europe with its unique location, high quality exhibitors and bustling atmosphere. Pretty wooden chalets are situated in the Cathedral’s historic Close surrounding the real ice rink. For the first time the Ice Rink will have a clear roof offering the benefit of a rain-free skate. The Market will be running from Friday 18th November to Tuesday 20th December. It will be open every day, from 10am-6pm on Sundays-Wednesdays and 10am-7.30pm on Thursdays-Saturdays.

From snowglobes to reindeer rodeo

Fleet Christmas Festival takes place on Wednesday 23rd November 2016 from 3-9pm. This year there will be three stages packed with live music and entertainment. Over 90 Christmas market stalls, free children’s crafts, community stalls, children’s rides, donkeys, a winter Pimms and beer tent and more will entertain adults and children alike. The beautiful Giant snowglobe sold out quickly last year so book now to see which time slots are available. This year you can even try your hand at riding Rudolph the Rodeo Reindeer.

The first ever Aldershot Christmas Festival begins on Saturday 3rd December

The Aldershot Community Christmas Festival will take place in Princes Gardens from Saturday 3rd December till Christmas Eve. Attractions include an open air skating rink (no need to book, prices start from just £3 for a 30-minute skate, including skate hire), spinning teacup rides, mini train rides and wooden huts offering festive food, gifts and refreshments. In addition there will be a free outdoor service of carols and readings on Saturday 17th December in the Bandstand.

Firing up the Fireworks across Hampshire & Surrey

This year 5th November actually falls on a Saturday and there are a wide range of fireworks displays planned across our area.

The events begin in Aldershot with the Rushmoor Fireworks Spectacular on Saturday 29th October.  This event has been held at Manor Park for more than 20 years and has grown to be one of the largest public fireworks events in the region, attracting between 7,000 and 10,000 people each year.  Thanks to sponsors, admission to the event this year is free.  Gates open at 5pm to a large funfair, with food and refreshments available.  The 20-minute firework spectacular takes place at 7.30pm.

Remember, remember the 5th of November

On Saturday 5th November the Fleet Firework Fiesta takes place in Calthorpe Park and promises to be a great evening for all the family.  There will be a grand firework display, entertainers, food stalls, gluwein and a sumptuous BBQ.  Gates open at 5pm with the show set to start around 6:30pm.  This year tickets can be purchased online,  enabling you to dodge the queues and use the fast-track gate in Reading Road North.  Family tickets for 2 adults and 2 children are £15, with individual adult tickets at £6 and children at £3.  Under 5s go free.

The Yateley Fireworks Fiesta takes place on Westfields Junior School Playing Fields.  It features a Guy Competition as well as a Bonfire.  The bonfire will be lit at 6.45pm and fireworks start at 7pm.  Tickets for adults are £4 in advance or £5 on the gate, with under 16s £1.50 in advance and under 4s free.

5th November also sees the Farnham Fireworks which begin with a Torch lit Procession from Farnham central car park.  The procession begins at 6.15pm and leads to Farnham Park where the bonfire and fireworks take place.  Tickets can be purchased online a week before the event, as well as on the day around Farnham.  Family tickets are £16, with individual adults at £6 and 5-15 year olds at £4.

Even remember the 6th of November

Sunday 6th November sees Farnborough’s turn with Farnborough Football Club’s Fireworks at the Rushmoor Community Stadium at 7pm.  There is a funfair available from 3.30pm to keep the kids entertained.  Tickets are £4 for adults and £2 for under 16s, under 4s free, and can be purchased online.

The Mytchett Fireworks Bonanza also takes place on Sunday 6th November.  Held at the Community Centre, gates open at 5pm for the funfair and entertainment, with fireworks at 7.30pm. Tickets are £4 for adults, £2 for under 16s and under 5s are free.
