With Christmas Day fast approaching we wanted to wish you all a very Merry Christmas and a Happy New Year.

2016 has been another record year for us at Check 4 Houses thanks to our fantastic clients. Over the past 12 months we have saved them an astounding £286,000 when compared to standard agency fees. Our record quickest sale this year was a house in Wokingham which had an offer accepted in less than 24 hours from when we started advertising it. Is the property market declining or just correcting?

There has been lots of talk in the press for months (even years) about the property market ‘bubble’ and the implications of Brexit. The property market can be a volatile thing.  Just like money markets it can be driven by emotion, as well as cold hard facts.

When & why did you join Check 4 Houses:  I joined Check 4 Houses in May 2015 after having a career break following the birth of my twins.  I was genuinely excited at the prospect of joining a progressive company which was changing people’s idea of how homes could be sold.  With the emergence of more internet based estate agents I felt that Check 4 Houses offer the best of both worlds – local knowledge and expertise paired with internet pricing, all backed up with excellent customer service.

What did you do before you joined Check 4 Houses:  I have always worked in the property industry starting my career as a trainee in a residential letting agency before working as a PA for a number of leading property companies.  I finally settled into a career in the City of London working as a Client Services Manager for a fund management company.

Best thing about working for Check 4 Houses:  I believe the best part of working at Check 4 Houses is making a difference to people’s home buying/selling experience.  Not only can we save sellers money but I take an enormous amount of satisfaction in helping people find the right buyer for their home.  We aim to make  the buying and selling process as stress-free as possible.

Best thing about living in Fleet:  I have lived in Crookham Village just outside of Fleet for nearly 10 years.  Before that I was a bit of a nomad having lived in Eversley, Aldershot, Ash Vale and different parts of Camberley.   We are so lucky to live this area – we have great countryside on our doorstep, excellent schools and a great choice of local shopping.  Most importantly for me, we have a real sense of belonging to an amazing community.

Plans for the future:  Professionally I would like gain more experience and to help grow and expand the business.  Personally I love to travel and now that my children are a little older, I would like to show them some more of the world!

Could before the Brexit referendum be the best time to buy your next home?

Buy-to-let property rush pre stamp duty rise

Stamp duty on second properties is due to increase in April following a Treasury consultation earlier this year and as a result the buy-to-let market has seen a busy start to 2016.

From the beginning of April, most owners in England and Wales will pay a 3% surcharge on stamp duty on purchases of buy-to-let properties and second homes.  The move is designed to free up more housing for people trying to buy their first home, who may be struggling due to rising prices and lack of housing supply.  Though targeted at landlords and those buying second properties for themselves, the changes will affect anyone buying a second home.  This will include parents trying to help their children get on the housing ladder by buying them a house or flat.

The exact policy is due to be outlined in the 2016 Budget in March and landlords appear to be keen to push through any purchases prior to the changes taking affect.  The British Bankers’ Association said that the number of mortgage applications approved for house purchases was 27% higher than the same period in 2015.  Providing similar data, the Council of Mortgage Lenders reported an eight-year high in mortgage borrowing.

The new charges are expected to raise an extra £1 billion in revenue for the Treasury over the next 15 years, however there are concerns that it will not achieve its’ objective of opening up the housing market.  Landlords may simply pass on the charges to tenants through increased rents.

Hart Council Planning Consultation reopens

Hart District Council have launched a fresh consultation on future development across the Hart area.

An initial consultation began in November 2015 but was stopped mid January 2016 due to errors found in the supporting material.  At the time, Cllr Stephen Parker, Leader of Hart District Council, said: “In order not to undermine the consultation process and to maintain a fair and transparent procedure, we have taken the decision to stop the consultation and have ceased our online response form…. I would like to reassure the public that by working with my colleagues to rectify the issues discovered, we will create a robust consultation going forward.”

With these matters now resolved, a fresh consultation has now opened and residents are once again invited to give their views on how development in the Hart area should be managed over the coming decades.  Cllr Stephen Parker, said: “We have been working hard over the past weeks to identify and rectify our consultation material. This has been completed and we are now confident that the new consultation is robust.”

The consultation itself remains largely unchanged and the Council has put in a place a process to assist respondents to read the changes and confirm their original response online, using the dedicated link www.hart.gov.uk/confirmation-of-local-plan-response. For those who have not had the opportunity to respond as yet, they can use the standard www.hart.gov.uk/local-plan-consultation-2016 to submit their response.

The consultation will be open until 4pm on Friday 18 March so now is the time to have your say on future development in this part of Hampshire.

Hart District Council halts development consultation

Back in November we reported that Hart District Council had opened a major public consultation into future planning options for development across the area.  The consultation was designed to harness residents’ views about what approach to development the council should take, as well as sharing information on the types of development required.  As Cllr Stephen Parker, Leader of Hart District Council, said: “We really want to hear the communities and residents views, as this is a real opportunity for the people of Hart to help shape the development of our district for the future decades.”

However the consultation has since been closed, due to errors found in the consultation material.

In an apology to residents,  Cllr Stephen Parker, said: “In order not to undermine the consultation process and to maintain a fair and transparent procedure, we have taken the decision to stop the consultation and have ceased our online response form…. I would like to reassure the public that by working with my colleagues to rectify the issues discovered, we will create a robust consultation going forward.”

The consultation is expected to reopen in the next few weeks.  The council has outlined that the questions will not change and that it is expecting to send new summary material to all residents.
